We are currently looking for a Property Manager to oversee our properties in Wooster and Millersburg, Ohio to be responsible for the day-to day operation of a 65-unit, multi-building PRA 202 / 811 housing project located in Wooster and Millersburg Ohio. The Property Manger carries out the mission of the Ohio Multi-County Development Corporation (OMCDC) by advocating on behalf of the residents, respectfully interacting with the residents and other OMCDC Housing staff, ensuring the buildings and adjacent properties meet or exceed OMCDC’s quality standards and ensuring compliance with applicable HUD regulations. The scope of work requires knowledge and understanding of HUD policies and procedures, as well as an understanding of the requirements of fair housing and other applicable government compliance rules and regulations.

Job Duties:

Occupancy Requirements

  • Maintain full occupancy in all buildings
  • Process housing applications and verifications in a timely manner
  • Maintain and manage waiting list per regulations
  • Coordinate the complete the entire move-in process
  • Enter tenant information into the OneSite / RealPage Property Management Software system
  • Manage the interim and annual recertification process with every resident through scheduling and assisting residents in providing necessary documentation
  • Coordinate move-out procedures including unit inspections in collaboration with the maintenance dept.

Compliance Coordination

  • Assist with all monitoring / compliance reviews as required by HUD, OHFA and FHLB.
  • Ensure for the timely completion of all annual and interim certifications
  • Maintain all tenant files in compliance HUD and organizational guidelines

Maintenance Coordination

  • Coordinate maintenance requests and work orders
  • Implement a system for receiving and tracking resident maintenance requests
  • Conduct periodic unit inspections with the maintenance dept.
  • Identify potential building and/or property issues by performing regular building walk- throughs

Resident Coordination

  • Build good working relationships with the residents
  • Communicate with residents on an ongoing basis, both formally and informally
  • Provide residents with building, program and social information on a regular basis
  • Communicate with service coordinators regarding resident needs
  • Assist with the resident social activities

 

Minimum Requirements: Understanding that this position’s jobsite is in Wooster and will not have an office at our Akron area location(s). High school diploma required. Associates Degree preferred. Strong computer skills to include ability to work in the following basic Microsoft Programs: Outlook, Excel and Word. Must be a person-centered team player, able to balance multiple tasks, open to change and have the ability to learn the OneSite / RealPage property management software program.  Ability to interact with residents in a manner consistent with the mission and core values of the Ohio Multi-County Development Corporation is required. Valid Ohio Driver License and reliable transportation that allows travel between housing sites is required.
